Seller Side Transaction $397

  • Create Listing Agreement & Disclosures and send to Seller for signature
  • Enter listing into MLS incl. photos/video, Broker and/or Public Remarks provided by Broker and load LBP (if applicable) in MLS Supplements
  • Set up showing instructions
  • Introduction Letter sent to all parties
  • Docs management throughout Listing to Close incl. amendments, etc.
  • Deadline reminders and updates to all parties
  • Maintain CTM file and Dropbox file, submit Listing, U/C and Closed files to Broker/Office
  • Send Contract docs and all other docs on-going to all parties
  • Order Title work and HOA docs (if applicable)
  • Coordinate Inspection(s)
  • Order Home Warranty (if applicable)
  • Coordinate with Title and Seller for Loan Pay-off
  • Coordinate Closing Date and time with all parties
  • Prepare CDA
  • Review Settlement Statements for accuracy (if requested) to verify purchase price, commissions, credits, payments to outside vendors, etc. are correct

 

Double-end Transactions $437

 

Buyer Side Transaction $347

  • Introduction Letter sent to all parties
  • Docs management throughout Purchase to Close incl. EM receipt, amendments, etc.
  • Deadline reminders and updates to all parties
  • Maintain CTM file and Dropbox file, submit U/C and Closed files to Broker/Office
  • Send Contract docs and all other docs on-going to all parties
  • Ensure receipt of Title work and HOA docs (if applicable)
  • Coordinate Inspection(s)
  • Order Home Warranty (if applicable)
  • Coordinate Closing Date and time with all parties
  • Prepare CDA
  • Review Settlement Statements for accuracy (if requested) to verify purchase price, commissions, credits, Seller side payments to outside vendors, etc. are correct

  • Review Title work to ensure no Red Flags – ex. Clear Title transfer on Seller side, no judgments or liens for either side that affect ability for successful Closing, or any requirements needing resolution.
  • Coordinate 1031 Exchanges with 1031 Exchange Agent, Title and Buyer/Seller as needed.
  • Review Builder Contracts to ensure no Red Flags/blatant disadvantages to Buyer or risk of their Earnest Money/progress payments.
  • Draft exemplary Inspection Objections and Resolutions.

Jared began his real estate career just out of college at the age of 22 years. He continues a family legacy in the Colorado real estate arena that is more than 50 years old. Jared was a Broker in Denver for 9 years and reached top producer status. For 5 years, he was an Asset Manager during the REO foreclosure debacle, using his real estate knowledge while learning new skills of transaction management for banks and real estate brokers across the country. With this combined experience, Jared began C2C Management in 2012 to provide a professional Transaction Coordination service to local real estate professionals. His attention to detail and broad understanding of the industry awards him a solid reputation among Brokers, Title companies, Lenders, Buyers and Sellers.

We have over 16 years of experience in real estate in Colorado facilitating over 1,000 successful closings.
